Mobile homes are assessed on January 1st of each year and due later that year.
Senior citizens should contact the Supervisor of Assessments office for qualifying exemptions.
Disable veterans should contact our local VAC Superintendent for assistance.
Mobile home payment options (Check your tax bill for important date deadlines):
In Person-Fulton County Courthouse, Room 104, Monday-Friday 8:00am-4:00pm. We accept cash, personal checks, cashier’s checks, money orders & credit/debit cards. There is a convenience fee for all cards. Bring your stub.
By Mail- Mail to the address on the tax bill. Make sure it is postmarked timely. A postage meter imprint will not be accepted as proof of a timely payment. Be sure you put on the correct postage. We do not accept postage due mail. Include your stub(s) with your check or money order. If you need a receipt, send a self-addressed stamped envelope with your payment. Postmarked checks received after the tax sale date will not be accepted.
Courthouse Drop Box-Put your check/money order and stubs in an envelope in the drop box located at the back door of the courthouse. After 2:00 pm your payment will be processed on the next business day date. Do not put cash in the drop box. Your check is your receipt.
By Internet Transaction- You may pay timely tax payment via the internet at
payments.muncipay.com/il_fulton. With this system you may pay with most credit/debit cards and you will be assessed a user fee that will be calculated by the system. The convenience fee will be disclosed to you prior to the finalization of the transaction. Online payments will not be accepted after the due date.

Failure to pay Mobile Home Tax:
State Statutes direct the Collector in delinquent tax collections. Law provides that all taxes not paid before or on due date shall have a late penalty of $25 per month or part of a month until paid or sold. After the due date, a cost of $10 per parcel will be added to cover certified mailing and delinquent publications. If tax, interests or costs remain unpaid, application will then be made to the County Circuit Clerk for Judgement and Order of Sale against the property. If sold, tax sale costs and interest will be added. Interest will increase every six months or fraction thereof by the initial interest awarded at the tax sale. By law, tax sale interest rate bids start at 18% per 6 months and bid downward to the lowest bid. A lien is then placed on the property until taxes are redeemed. If your taxes are sold, contact the County Clerk’s office for current redemption amounts.
Moving or Selling Mobile Homes:
A Mobile Home may not be moved without a permit signed by the Fulton County Treasurer. The Illinois Secretary of State will not transfer title of any mobile home until all taxes have been certified paid by the County Treasurer. You must bring your title.
