Real estate taxes due in two equal installments June 1st & Sept. 1st
The day after each due date a late penalty of 1.5% per month or
portion of a month is assessed per installment.
In mid-September, at least 20 days prior to Tax Sale, certified
delinquent notices are mailed for each delinquent parcel.
At least 15 days prior to Tax Sale all delinquent parcels shall be
published in local newspapers with a charge of $10 per parcel.
At least 10 days prior to Tax Sale all buyers must register with the
Collector.
At least 5 days prior to Tax Sale the Collector shall take Judgment
with the Court asking permission to offer for sale all delinquent
taxes, costs and penalties.
The annual Tax Sale is held every October at the county courthouse
at 9:00 A.M.
All tax buyers must be pre-registered 10 days prior and must attend
to bid.
Delinquent parcel lists may be purchased for $100.
Taxbuyer’s failure to attend forfeits the $250 registration fee.
If taxbuyer fails in attempt to purchase, the registration fee will be
Refunded.
Taxbuyer’s shall submit checks the day of sale for all purchases.
Certificates and parcel lists of purchases will be mailed after
the Tax Sale has been balanced.
Redemption of sold taxes must be made with the County Clerk.
Bidding starts at a rate of interest not to exceed 9% for real estate & 18% for mobile home.
Bidding rates decrease to the lowest percentage that is bid.
Interest rates are calculated on six-month intervals from the
date of the Sale.
The taxbuyer pays the County for the delinquent taxes, penalties,
costs and tax sale costs.
Purchases from the taxbuyer are distributed to the appropriate
taxing bodies.
A lien certificate in given to the taxbuyer.
In absence of a bid, all remaining parcels are sold to the County
Trustee at 9%. The Trustee holds the lien until acquiring the
deed. An annual Trustee Auction is then held. Any individual, and their immediate relatives, other than county employees may bid upon these parcels and
if successful will receive clear deed and the parcel is placed back
upon the tax rolls.
Property not available for sale is considered forfeited and will be
assessed a 12% per anum penalty until redeemed with the
County Collector.
