1. Additions, Deletions, and Corrections to the Agenda
Member Roberson moved to approve changes to the agenda with a second from Member Fletcher. Motion carried by voice vote with all ayes.
2. Approval of Minutes – October 25 & November 15, 2023
Member Ackerman moved to approve October 25, 2023 minutes with a second from Member Fletcher. Motion carried by voice vote with all ayes.
After discussing the verbiage of the condition, “the County will have the ability to review the estimates for decommissioning before issuance of the applicant”, Member Roberson moved to amend it to say “review and negotiate”, with a second from Member Fletcher. Motion carried by voice vote with all ayes.
Member Roberson moved to approve the amended November 15, 2023 minutes with a second from Member Eathington. Motion carried by voice vote with all ayes.

4. New Business
a. Discussion/Action: Public Hearing For Variance To The Ordinance For Side Yard Setbacks For Parcel #10-09-19-402-006
Chairman Phillips swore in Noah Kesselmayer.
Mr. Kesselmayer explained that they can’t build back due to it needing to be a 20-foot-deep basement and that they can’t build out front due to the septic tank. The two options, go left with a basement and main level, being six feet off of the property line. The second option is going left and right. 15 feet to the left and 11 feet to the right.
Chairman Phillips stated the fact that the location of the septic tank made expanding out front difficult, with no objections from neighbors.
Member Roberson moved to approve the finding of facts, with a second from Member Ackerman. Motion Carried by roll call vote. (5,0)
Member Ackerman moved to approve the fourteen-foot variance of both the east and west sides with a second from Member Roberson. Motion carried by roll call vote (5,0)
5. Old Business
a. Discussion/Action: Review pricing structure for solar/battery storage
Future applications are interested in putting in Battery Storage. Supervisor of Assessments Russell is working on creating an ordinance as well as a pricing structure. It was discussed whether the fees to go by the square footage of the containers or by the Mega Watts produced.

b. Discussion/Action: Commercial solar construction and floodplain requirements
Needs to be 1-2 feet above the 100-year flood plain.
